Hotels and resorts

In a hotel positioned on its landscape, the building exists to frame something outside it. Openings, sightlines and the height of every horizontal surface are set by the view rather than by the plan.

We build and fit out hotels for Japanese and international clients alike. Resort development in Hokkaido in particular draws a great deal of overseas investment, and those developers face the same problem every time: an unfamiliar procurement culture, a design drawn to another country's code, and a trading date that cannot move.

We hold the contract, carry the design through Japanese requirements, and build. The client deals with one party rather than assembling a chain of local subcontractors in a language they do not read.

What makes these difficult

The setting is the asset

Where the view is the product, the interior is resolved against the aperture rather than the other way round. Any tolerance lost at the facade is visible from every room, permanently, and cannot be corrected once the building is closed.

Working around an operating facility

Resort extensions and refurbishments run alongside a hotel that is still trading. Access, noise and phasing are governed by the operation, not by the programme, and a handover sequence has to be designed before the works are.

Finishes that have no certification route

Hospitality interiors specify materials that were never intended for the Japanese market. An interior lining without fire certification cannot be installed here, and discovering that late is the most common cause of specification change on a hotel fit-out.
